In Single family you have to buy one property at a time and self-manage to build wealth which can be exhausting but in Multifamily you’re acquiring 100’s of units at a time which is more efficient and profitable. By acquiring this many units at a time and making improvements your ROI is greater.
Acquiring a multifamily property is more similar to acquiring a business than a single family home. Any investor who owns 20%+ of the property acts as the guarantor for any bank financing. This means you as an investor gets to benefit from the financing without having to guarantee any of the loans.
You can get all of your money back while still retaining ownership of the property through us refinancing the property after making improvements and lowering operating expenses. If we decide to hold long term, we will refinance every 2-3 years until we sell the property.
Multifamily properties are valued according to their net operating income (NOI). By reducing your operating expenses, raising rents, and become more profitable you increase your NOI significantly.
